     Buyers Representation Case Study

As defined by Missouri law: A Buyer's Agent is a licensee who represents the buyer in a real estate transaction. In other words, by hiring a buyer's agent you are creating a fiduciary relationship (one of utmost trust) with that agent and in return that agent is guiding and protecting the client throughout the real estate transaction so that the client is knowledgeable about the market and not taken advantage of by the seller.

In a typical real estate transaction like a home purchase, a buyer may hire a Buyer's Agent to represent them. In turn, the agent finds and shows that buyer a home and assists the buyer with the sales contract and negotiations. During the contingency period of the sale the agent may also refer the buyer to outside vendors for other required services like inspections or repair contractors. Upon the completion of these basic services the agent has basically fulfilled their contractual obligations and whereas, collects their commission at closing.

Depending on the existing market conditions we may consult with our clients the benefits of a less than ideal property and remodel or build an addition to suit. At that time we will evaluate the property with the client utilizing our instantaneous data stream to develop a general design and a working budget of our construction costs in order for the client to make a timely offer. Based on our experience in the industry, the more time spent waiting on design and construction data during a real estate transaction the better chance of that property selling to another party. Waiting on outside designers and contractors can be time consuming and most budgetary bids tend to be unreliable due to the lack of design parameters or time frame given to return the bid. The last thing we want as a buyer's agent is to have our client receive an inaccurate budget bid from on outside contractor for remodeling and base their offering price on the property accordingly, only to determine after the purchase that the actual project costs are over budget. By working with Dimension, Inc. throughout this process we take an ownership stance in the client's offer and we are going to give the client the most accurate and timely construction data available as well as stand behind the data provided.

Dimension, Inc. also looks at the existing real estate market in other ways to fulfill our client's needs. Should we not be successful finding your ideal home on the MLS we will use our networking system to uncover unlisted properties that will soon be available or scour "for sale by owner" and "foreclosure" listings through various publications. We will also put each of our client's search requirements on our website so that unlisted sellers who come across our site may contact us prior to putting their home on the market with an inflated value to cover listing commissions. In other words, Dimension, Inc. will keep looking at the market until we are able to produce the very best property for our client's goals and ensure nothing but our client's complete satisfaction with that purchase. No other brokerage firm in town can compete with the value we add to a real estate transaction and best of all, the homebuyer usually pays nothing for our service. Our compensation is usually provided by the seller or selling broker who will normally split his/her commission with a buyer's agent.
